Cobblestone Meadows Covenants

1. Minimum 1,400 sq. ft. ranch
2. Minimum 900 sq. ft. for the first floor of a 1-1/2 story or 2 story.  First and second floor combined square footage must not be less than 1,800 sq, ft.
3. Siding products allowed – Fiber Cement, LP SmartSide, Natural, Vinyl
4. Minimum 4″ Trim around all windows and exterior doors
5. Window grids required  in all windows
6. 40 Year dimensional shingles
7. Aluminum fascia & soffit allowed
8. 8″ Fascia & Rake boards required
9. Minimum 12″ Soffit and solid Rake
10. 20% of front elevation required to be real stone, cultured stone or brick
11. Minimum 2 car attached garage required
12. Minimum 6/12 roof pitch front to back, 8/12 side to side roof pitch on front facing gables per ACC approval
13. Driveway & landscape to be installed within 1 year of completion
14. Uniform lamp post with photocell and mailbox to be purchased from the developer and installed prior to occupancy.  Lamp post to be installed 8 feet from the sidewalk side of the driveway and 15 feet back towards the home from the road edge.  A height of 78″ from ground to the top of the pole is also required
15. 25’ front yard setbacks, 15’ side yard setbacks, 25’ rear yard setbacks lots 1 to 16, 15’ rear yard setbacks lots 17 to 22
16. All homes must be approved by the ACC prior to construction commencing
